Temecula Wine Country is the official AVA — about 33,000 acres of designated viticultural area along De Portola, Rancho California, and Pauba Roads. Wine Country properties come with considerations that suburban buyers don't always anticipate. The good news: I handle these on every transaction.

  • Well & septic. Most properties are off the city water/sewer grid. Both systems require periodic maintenance and inspection.
  • Wildfire zones. Most of Wine Country sits in a designated fire zone. Insurance is harder and pricier.
  • Power reliability. PSPS shutoffs happen on high-wind days. A whole-home generator or solar+battery is standard.
  • Williamson Act. Some parcels carry agricultural property tax exemptions if they maintain commercial production.
  • Private roads. Many driveways are shared. Road maintenance agreements matter.
