What will you actually walk away with?

The line items most sellers forget about.

A Zillow estimate tells you what the home might sell for. It doesn't tell you what you actually keep. Here's what gets factored in:

• Agent commissions — typically 5–6% total (split between buyer's and listing agent). Negotiable, particularly on higher-end properties.
• Mortgage payoff — your remaining loan balance, including any prepayment penalty if applicable. Call your lender for the exact payoff figure.
• Escrow & title fees — typically $2,500–$5,000 in Riverside County depending on the title company and sale complexity.
• Transfer tax — Riverside County base rate is $1.10 per $1,000 of sale price (~0.11%). Some cities add their own — Temecula and Murrieta currently do not.
• Pre-listing repairs & staging — paint, deferred maintenance, light staging. ROI usually positive but real cash out of pocket (or escrow at close).
• Buyer-requested credits — after inspection, buyers often negotiate credits in lieu of repairs. Plan for $0–$10,000 depending on property condition.
• HOA transfer fees & document costs — small but real, typically $300–$800.
